Requirements

  • Pursuing a degree in accounting, finance, real estate, economics, or business with a finance/accounting concentration
  • Must be a college, rising senior during the time of the internship program
  • Working knowledge of MS Word and PowerPoint; advanced knowledge of MS Excel preferred
  • Ability to prioritize and multi-task in a fast-paced environment

Responsibilities

  • Financial Planning & Analysis
  • Perform detailed review of financial variance reports prepared by operating partners and utilize data mining to identify any operational or performance concerns and the underlying drivers
  • Based on financial performance analysis, suggest ways to increase efficiency, increase operational or financial performance of assets with guidance from asset managers and FP&A analysts
  • Assist team during the mid-year reforecast process (at the property level): analyze property performance against original budget and trend for the rest of the year; utilize reforecast templates (utilizes Oracle PBCS) and tools to develop mid-year reforecast; work interactively with FP&A team and asset managers to finalize reforecast; observe/prepare summary reports and communicate to executive leadership team
  • Capital Analytics
  • Work closely with the capital analytics team to analyze CapEx projects, ROI, and redevelopment opportunities throughout the portfolio
  • Assist with triangulating data and telling the story behind the data
  • Financial Operations
  • Leveraging LivCor’s vast stores of data for purposes including, but not limited to: new business insights, forecast process improvement, forecast accuracy & storytelling for executive leadership
  • Delivering closest-to-the-pin Rental Income Budgets and Forecasts backed by best-in-class technical processes and modeling fundamentals
  • In general, you could have the opportunity to:
  • Aggregate and review macroeconomic and industry data impacting the multifamily sector including employment, wage and job growth; new supply; rent and occupancy trends; and lease trade out data. Prepare related summary tables, graphs, and commentary
  • Assist team in the preparation and review of monthly portfolio financial reporting package: Includes extracting and aggregating portfolio data; preparing summary spreadsheets, graphs and tables; and evaluating performance metrics
  • Utilize and maintain business intelligent tools and dashboards in Power BI; familiarize with visualization best practices in presentation financial and operations data
  • Assist with cross-functional projects and analysis with various departments within and outside of Finance department
  • Sharpen communication skills via emails and presentations to other team members, department heads, asset management team, and operating partners
  • Perform special ad hoc projects and analyses on a frequent basis for department heads and Blackstone asset management team
